What a great opportunity to measure this historic Old West Austin home. The house was built sometime between 1857 and 1865 and lies in the West Line Historic District created by the National Register of Historic Places. It took some slow and steady measuring to best represent the existing conditions considering the age, “rubble” construction and 4″ variance common in most of the house. Too much detail to explain all the complexities of such a measure up but we have some images here of the home and the plans we drafted. Not too often we get a gem like this to measure so we are thankful to the owner for the opportunity to do what we love and excited that this home will continue its history as an Austin Residence.

Mount Bonnell Residence

Nice measure up for us on this 5159 square foot home. There were 3 main levels with additional split levels, involved roof plan and part of the home was oriented at a 45 degree to the main house. The biggest challenge came from alignment of the lower/garage level and the entry level above at the kitchen area as well as the stairwell between these 2 levels; “measure twice draft a dozen x” was the motto but we finally came away with hard data that allowed everything to jive. The elevations were a process that in order to properly draft the “third angled” portions of the building orthographically we had to draft them primarily in “first angle” so by the time we completed all 4 elevations we had a screen full of lines… check it. This was a great project and the homeowners were wonderful. We have some more images here.

TexDraft Measures Home in Austin’s Willow – Spence Historic District

We recently completed a measure up in East Austin’s Willow-Spence Historic District which was added to the National Register of Historic Places in 1985. This happens to also be the first solo measure up for TexDraft associate Darrell; why not give him something with 2″ thick walls and a 1″ wall variance throughout… Job Well Done!!
The client requested floor plans and 2 elevations of this 1950 sqft /2 level residence. There has been an addition to the rear of the structure which flows nicely with the original architecture. The roof slope was difficult to nail down so we included section data along with the final drawings which we drafted in order to make sure we had solid working data throughout. We also included a rear elevation that we had to draft in order to properly draw the requested West elevation. Great project and wonderful homeowners who were kind enough to send us home with delicious tamales… Yum! Check out the drawings here.

You would be Happy if you were an inHabitant living in Hyde Park in a Home shaped liked the letter H…
Haa!! Recently we just completed a great project in one of Austin’s most cherishable neighborhoods, Hyde Park; coincidence or not the H shaped floor plan?? The homeowner requested a full blown as-built package for both the residence and garage/apartment which included detailed floor plans, exterior elevations, roof plans and 3 sections; we also layed out each structure relative to each other on the site. This measure up posed a challenge in that the roof construction is showing it’s age (constructed 1919 ) so when getting the both house sections to jive the ridge elevations presented conflicting data. We finally nailed it down when we could verify that there was up to a 2″ sag in the ridge. Did we mention the homeowners were awesome? Anyway check out the drawings.
